Start with your address. You fill in the rest.

Enter your address. It finds your home, pulls the details, and shows the value move live as you tell it about upgrades and repairs.

Selling, step by step

What happens when you
list with Janice.

  1. I start by walking through your home with you and listening: your timing, your goals, what matters most. Then I look at recent sales nearby and give you an honest price range, with the reasoning behind it. We can do all of it in English or Spanish.

  2. I'll point out the handful of fixes and touches worth doing, and just as important, the ones that aren't worth your money. Light, decluttering and curb appeal shape a buyer's first impression. My goal is to help you spend wisely, not spend more.

  3. Most buyers meet your home online first, so the photos and video are really your first showing. I coordinate the shoot and help get every room ready for it. Strong media brings more serious buyers through the door.

  4. When your home goes live, I want it to make a real debut: the MLS, the major home search sites and social media, together. I write the listing to tell your home's story, not just its square footage. The first days on the market matter, so we start strong.

  5. I handle the showings and follow up with every buyer and agent so no one slips through the cracks. When offers come in, I walk you through each one, price and terms, and negotiate for what matters most to you. You always make the final call.

  6. Once you accept an offer, I keep inspections, the appraisal and the paperwork on schedule, and I keep you updated along the way. If something comes up, I'm the one on the phone working it out. My job is to get you to the closing table with as little stress as possible.

Professional photos

Bright, true-to-life photos that make buyers stop scrolling and book a visit.

Photos are the first thing buyers look at, and often the reason they book a visit. I plan the shoot around the best light and the rooms that show your home at its best. Every photo should feel honest, so buyers who walk in aren't surprised.

360° walkthrough

Buyers tour every room before they book a showing, so the ones who come are already serious.

A 360 walkthrough lets buyers explore every room from their couch, at any hour. By the time they ask for a showing, they already like the layout. That means fewer casual visits and more serious buyers at your door.

Drone video

Aerial footage shows the lot, the street and the setting that photos from the ground miss.

Aerial video shows what ground photos can't: the lot, the street and what's nearby. For a home near the water, a park or on a quiet block, it tells that story in seconds. I recommend it when it truly adds something to your listing.

My story.

City roots, Long Island home.

I lived in Queens and worked in Manhattan for most of my adult life. After I married and we had children, we moved to the suburbs on Long Island, and it became home.

After 15 years in strategic planning and marketing, I moved into real estate to follow my passion for helping people find their dream homes and make sound investments. Since July 2024 I have been a Licensed Real Estate Salesperson with NY Missions.

I speak English and Spanish, so you can work with me in whichever feels like home. And when I'm not with clients, you might find me at my son's violin concerts.
